   People try to sell on their own for a variety of reasons. The biggest one being they don't want to pay the commission and feel they can get top-dollar for their house by selling it on their own. The fact is that most people wind up getting about $40,000 less by selling on their own then if they employed the services of a real estate professional.

   People also think that if they put a sign on their lawn and and few ads in the newspaper, they will be able to sell their home. The fact here is that over 60% of the buyers come from out-of-town and will never even see your ad in the paper. The best way to sell it is with a real estate professional who can selectively target the advertising to where the buyers are.

   Buyer's look at "By Owner" sales for a number of reasons generally none of which will benefit you. First, they think they can get a 'deal' by buying from the owner directly. That could be true. As I pointed out above, you will probably wind up selling for about $40,000 less then if you used a real estate professional. Secondly, many buyer's won't be able to qualify for a loan. You could sign a contract and tie up your home for as long as 60 days only to find out your buyer can't qualify for a loan. Real estate professionals know how to qualify buyers before they even come through your door.

   These are just a few of the reasons but they are the most important ones.
